Occupied commercial sites need fall protection, controlled access and daily cleanup that does not leave fasteners in parking lots. Those practices are part of how we work, not optional extras on a change order.

Certificates of insurance are available for property managers and owners who need them on file before mobilization. Licensing and insurance status are standard questions we expect on serious commercial bids.

We coordinate with other trades when HVAC replacements, solar or coating contractors share the roof. Sequence matters. Cutting a new curb after the membrane is finished is how leaks get designed into a project.

If storm damage is part of the file, we keep photo reports and line items tied to the roof you own, not a generic template. That discipline helps adjusters and owners make faster decisions.

Membrane systems

TPO, EPDM and PVC: Matching the Membrane to the Building

We match the membrane to the deck, use and warranty path. Cover boards, insulation thickness, taper for drainage and attachment method are part of the same decision. A cheap membrane over wet insulation is not a commercial roofing upgrade. We open test cuts when moisture is suspected so the quote matches the real assembly.

TPO
Common on newer commercial roofs here. Reflects heat, welds cleanly when installed correctly, and fits many budget and energy goals. Sheet thickness, fastening pattern and weld quality matter more than the brand sticker on the roll.
EPDM
Strong choice on many existing buildings, especially where black membrane is already in place or a proven ballasted or fully adhered assembly is preferred. Repairs need compatible materials, not a random tube of sealant from a hardware aisle.
PVC
Chemical resistance, grease exhaust or specific warranty programs, including some restaurants and industrial uses. We will not sell PVC as a fashion choice when TPO or EPDM is the better fit for the deck and budget.

Between residential expectations and commercial assemblies. Owners care about unit interiors, resident notice and liability. Occupied buildings get the same care as single-family residential work.

Churches, schools and civic

Weekend or break-period schedules and clear communication with boards or facilities staff. Those constraints go into the schedule up front.

Paths we price

Repair, Maintenance and Full Replacement Paths

Not every commercial call is a full tear-off. We say so when a hold-and-repair path is real.

  • Seam repairs, flashing rebuilds, coating where the system allows it, and drain work when the field and insulation are still sound
  • Maintenance inspections after major storms and before hurricane season for edge metal, drains and early seam problems
  • Tear-off versus re-cover based on code, moisture, structural capacity and manufacturer rules
  • No re-cover over wet insulation. That is a delayed leak, not a savings

How We Price and Schedule Commercial Work

Commercial roofing quotes start with access to the roof, core or cut samples when needed, measurement of the field, and a list of penetrations and rooftop equipment. Satellite estimates alone are not enough for a number you can take to a board or lender.

You receive a written, itemized scope: membrane type, insulation, taper if required, flashings, edge metal, sheet metal, disposal, and any temporary protection. Alternates can be shown when you want a repair-and-hold option next to a full replacement option.

Schedules account for weather, material lead times and building use. Phased roofs keep part of the building dry while another section is open. We do not leave overnight openings without a dry-in plan you have agreed to.

Change orders only happen for documented conditions, such as wet insulation beyond test cuts or structural issues discovered after tear-off. You see the condition and the price before that work proceeds.
