On the roof
Roofing Company Serving Jackson, MS
Jackson is a different roofing problem from the suburbs around it. The housing is older, the ground underneath is Yazoo clay, and five neighborhoods carry design review that decides what you are allowed to put back on.
Dickerson Contracting is licensed through the Mississippi State Board of Contractors, number 25203-MC, insured, BBB accredited and 5 star rated across more than 100 Google reviews. Jacob or Jordan runs every job with a superintendent on site, and the roof is built by one of the two crews we have trusted for over nine years.
The first visit is an inspection, on the roof and in the attic, with photographs you keep whether you hire us or not, and one written price before anything comes off.
We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

In the field
The Five Historic Districts, and What They Actually Require
Jackson has five local historic districts: Farish Street, the Medgar Evers Neighborhood, Morris, Belhaven Heights and Belhaven, along with 14 individually designated sites. If your house is in one, the roof is a reviewable exterior change and the path depends entirely on what you put back.
The city treats routine maintenance separately from alteration, and it names roofing in the example. Replacement of roofs, fascia boards and a small amount of replacement siding with identical sizes and types of material is routine maintenance, handled through an online application for a Compliance Agreement at $15. Change the material or the profile and it becomes a Certificate of Appropriateness at $40, plus $40 per additional 5,000 square feet, submitted with photographs, material samples, manufacturer specifications, drawings and a site plan.
The Commission meets on the second Wednesday of the month at noon at 200 South President Street, so timing matters. A pre-application meeting with the Historic Preservation Planner settles which path your job is on before anyone orders material. Belhaven and Belhaven Heights have their own published design guidelines, and rehabilitation follows the Secretary of the Interior's Standards.
One thing worth saying plainly, because it costs people money and time: Fondren is not one of the five districts. If a contractor tells a Fondren homeowner they need a Certificate of Appropriateness for a re-roof, they have not read the ordinance.
Permits and the Code Jackson Is Actually On
Jackson lists roofing permits among its standard residential permit types, and the city requires a permit to construct, enlarge, repair, move, demolish or change the occupancy of a building. Applications run through the city's OpenGov portal, under Planning and Development.
The code here is the 2018 family with amendments, plus the 2017 National Electrical Code. That matters because national roofing advice written against the 2021 or 2024 editions is simply not the code your inspector is holding.
One provision in the adopted residential code lands hard on Jackson's older stock: a roof covering cannot be applied over a roof that already carries two or more applications of any covering. Everything comes off. We tear off to the bare deck as a matter of course anyway, which is how soft sheathing gets found rather than buried.
Yazoo Clay, and Why a Roofer Brings It Up
The Mississippi Department of Environmental Quality's Bureau of Geology published the definitive study of this clay, and it names the city directly. Foundation and structural damage experienced in the Yazoo Clay belt, especially in the Jackson area, is caused primarily by the expansive nature of the clay.
The mechanism is the part that reaches the roof. Swelling forces are described as capable of lifting tons, and on drying the clay pulls back down on what sits above it. Heave and shrinkage are rarely distributed evenly under a structure, so the movement is differential. Differential movement racks a house, and a racked house opens joints at exactly the places a roof depends on staying closed: flashing, roof-to-wall transitions, chimney counterflashing.
The same document gives the instruction that belongs in a roofing conversation. The soil around a house foundation should slope away sufficiently that drainage from roof eaves and gutter spouts will not collect near the foundation. Gutter drainage is listed among the causes of isolated foundation movement, alongside leaking faucets and plumbing. In Jackson, where the water off your roof lands is a structural question.
Storm Damage and Insurance Claims
Hinds County averages roughly 26 severe wind reports and four tornado records a year. Plenty of Jackson re-roofs start with weather rather than a plan.
We photograph the damage, meet your adjuster on the roof, and handle the supplement if the carrier scope comes up short. On a covered claim, you pay your deductible. That is it. Read how we handle storm damage and insurance claims, or request a free inspection.

Common questions
My house is in a historic district. What do I need to re-roof?
If you replace with identical sizes and types of material, the city treats it as routine maintenance through a Compliance Agreement at $15. Changing material or profile means a Certificate of Appropriateness at $40. A pre-application meeting with the Historic Preservation Planner settles which one applies.
Is Fondren a historic district?
No. Jackson has five local historic districts: Farish Street, the Medgar Evers Neighborhood, Morris, Belhaven Heights and Belhaven. Fondren is not among them, so a Fondren re-roof does not need a Certificate of Appropriateness.
Do I need a permit to re-roof in Jackson?
Jackson lists roofing permits among its standard residential permit types and requires a permit to repair a structure. Applications go through the city OpenGov portal. We handle it as part of the job.
Can you roof over my existing shingles?
The residential code Jackson has adopted does not allow a new covering over a roof that already carries two or more applications. We tear off to the bare deck regardless, because that is the only way to find bad decking instead of covering it.
