On a steep roof, gravity is your ally. On a flat roof, water lingers. Even a quarter-inch depression can hold a pond after a Gulf storm.

Flashings first

Most leaks show up at parapet walls, equipment curbs, pipes, skylights and edge metal. The field membrane can look acceptable while a curb has pulled free or a termination bar has loosened.

Wet insulation

Saturated boards lose R-value and can rot decks or corrode metal decks. A patch on top does nothing underneath. Core cuts or moisture scans matter when the roof has a long leak history.

Wall interfaces

Clay soil movement and aging structures shift walls and parapets. Counterflashings that once sealed can open a gap that feeds water behind the membrane.

Traffic and UV

Foot traffic to HVAC units, UV and thermal movement work on seams that stay wet. Flat roofs fail at details under daily use, not only in the middle of the field.

Hail you cannot see

Full Flat and Low-Slope Replacement When Repair Is Not Enough

Full replacement on a flat roof is a system decision: membrane type, insulation thickness, cover board, taper for drainage, attachment method and edge metal. Skipping taper to save money is how new roofs pond in the same spots as old ones.

Tear-off reveals the deck. Soft wood, rusted metal deck or wet lightweight concrete fill changes the scope. We plan inspection openings and contingency language so owners are not blindsided mid-project.

Re-cover over a dry, code-compliant existing roof can be valid when manufacturer and local rules allow it. Re-cover over wet materials locks problems under a new sheet. We will not sell that as a bargain.

Schedules on occupied buildings use phasing and daily dry-in. Retail and multi-family owners care about overnight weather risk as much as final aesthetics. Those constraints belong in the written plan.
