Roofing Company Serving Madison, MS

Madison sits about fifteen miles north of our shop at 721 Liberty Rd in Flowood, with the Ross Barnett Reservoir and the Pearl River between us. We come up I-55 or around the reservoir. Madison County is inside the area we actually work, not a pin dropped on a map.

Dickerson Contracting is licensed through the Mississippi State Board of Contractors, number 25203-MC, insured, BBB accredited and 5 star rated across more than 100 Google reviews. That license is not a formality here: Mississippi requires a state board license for residential roofing over $10,000, which covers most full re-roofs in this city.

Every Madison job starts the same way. We get in the attic and on the roof, document what we find with photos you keep whether you hire us or not, and put one written price in front of you before anything comes off. Jacob or Jordan runs the job with a superintendent on site, and the roof is built by one of the two crews we have trusted for over nine years.

We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

What Madison Roofs Are Actually Up Against

The damage record here is specific. On 24 November 2001 an F4 tornado touched down about six miles west of the city, tore through the Fairfield subdivision off Highway 463 before six in the morning, then tracked northeast past Gluckstadt and across I-55. The same system dropped hail near Graystone that the National Weather Service recorded as damaging numerous roofs.

Hail keeps coming back. Baseball size hit the Lake Caroline area in January 1999. A swath ran from south of Flora into Madison in March 2013, damaging cars and roofs. Easter Sunday 2020 put ping pong ball hail on the west side of town, half dollars fell on the north side in June 2023, and more came down near Whisper Lake in April 2024.

Across Madison County, NOAA storm records from 1996 through early 2026 count 50 tornadoes, 144 hail reports and 380 thunderstorm wind reports, 54 of those at 69 miles an hour or higher. Add the Jackson metro average of 57 inches of rain a year and roughly 85 days above 90 degrees, and a roof here is worked from both sides at once.

Permits and HOA Approval in Madison

Madison is stricter than most of this metro, and that is worth knowing before you hire anybody. The city requires a building permit for a roof, not just for new construction. The Building and Permit Department is at 120 Montgomery Street.

That department is rated Class-4 by the Mississippi State Rating Bureau, the highest rating the bureau gives, and Madison was among the first cities in the state to hold it. Inspectors are ICC certified and the city enforces the 2018 International Residential Code. A contractor working here also has to be bonded with the city.

Then there is your neighborhood. The city lists 81 homeowners associations inside Madison, and city permitting requires that plans be approved by the subdivision association wherever the covenants call for it. Some name roofs directly: Saint Ives requires architectural review committee approval before paint, roofs or fences are touched. Committees often meet monthly, so approval can add weeks at the front of a project. We would rather build that into the schedule with you than find it after material is ordered.

How Madison Grew, and Why Roofs Come Due Together

Madison had 2,241 people in 1980, 14,692 in 2000 and 27,747 in 2020. Housing units went from 5,316 at the 2000 census to 10,418 by 2020.

Growth shaped like that means roofs age in waves. Whole streets went up within a couple of years of each other, so they reach the end of an architectural shingle service life together. If three neighbors are collecting bids the same spring, that is not a coincidence, and it is worth knowing while you compare what you are being quoted.

Storm Damage and Insurance Claims

Most Madison re-roofs start with a storm rather than a plan. We photograph the damage, meet your adjuster on the roof, and handle the supplement if the carrier scope comes up short. On a covered claim, you pay your deductible. That is it.

Read how we handle storm damage and insurance claims, or request a free inspection and we will tell you what we find either way.

FAQ

Common questions

Do I need a permit to replace a roof in Madison?

Yes. Madison lists roofs on its building permit requirements, and the city enforces the 2018 International Residential Code with ICC certified inspectors. Pulling it is part of our job, not yours.

Does my homeowners association have to approve the roof first?

Often, yes. The city lists 81 associations in Madison and requires plans be approved by the subdivision association where covenants call for it. Saint Ives, for one, requires committee approval before a roof is touched. We prepare what the committee asks for, which is usually the material and the color.

Do you work in Madison, or just advertise there?

We work there. The shop is at 721 Liberty Rd in Flowood, about fifteen miles south of Madison across the reservoir.

Will my insurance cover a storm-damaged roof?

On a covered claim, you pay your deductible. That is it. We document the damage, meet your adjuster on site, and handle the claim paperwork alongside the work.
