Commercial Roofing in Brandon, MS

Commercial roofs fail differently from houses, and they usually fail quietly until something inside gets wet. There is rarely a dramatic moment; there is a slow rise in the energy bill, a ceiling tile that keeps needing replacing, and then an insurance conversation.

Brandon is the Rankin County seat and sits directly east of Jackson along I-20. Our shop is at 721 Liberty Rd in Flowood, effectively on the Brandon line, which means Brandon is the shortest drive we make. Crews are usually on a Brandon roof within the same week a quote is signed.

We install and repair EPDM, TPO and PVC across offices, retail, warehouse, church and multi-family buildings around Brandon.

We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

Low-Slope Roofs Fail at the Details

The field membrane is rarely the problem. Low-slope assemblies fail at the transitions: penetrations, curbs, terminations, drains and anywhere a previous contractor cut a corner with sealant instead of a proper detail.

That is where our inspection starts and where the itemized quote spends most of its lines. A quote that prices the field cheaply and stays vague about the detailing is telling you where the corners will be cut.

Ponding, Drainage and the Mississippi Rain Load

Central Mississippi delivers rain in volume, not in drizzle. A low-slope roof that drains slowly will hold standing water after every storm, and standing water finds every weakness in the membrane and the seams while adding real structural load.

We check drains, scuppers and slope as part of the assessment. Sometimes the answer is tapered insulation, not another membrane over a drainage problem that was never solved.

Working Around a Building That Has to Stay Open

Your tenants, congregation or customers still need the building. Tear-off and dry-in get sequenced so no section is ever left open overnight, and staging is planned around your access points, not our convenience.

You get one quote with a schedule attached, not a time-and-materials meter. If the deck turns out worse than the inspection suggested, we stop and talk to you before spending your money.

Commercial work also carries a documentation trail that residential does not always need: photographs of the existing condition, the work in progress and the completed assembly, which matters when a property manager or a board has to sign off on spend they did not personally inspect.

Local Notes for Brandon

Brandon is the county seat of Rankin County, and county permitting for residential re-roofs runs through the local municipal office rather than a metro-wide authority.

The Ross Barnett Reservoir sits immediately north of Brandon. Homes on the reservoir side take more sustained wind exposure than the same house four miles inland, and that shows up in ridge cap and edge failures first.

Commercial work around Brandon runs from small retail and office to church and light industrial, and the right membrane differs across them.

Crews reach Brandon off I-20, Highway 80, MS-471 and MS-18, and we work regularly around Ross Barnett Reservoir, Brandon City Park and Shiloh Park. Material comes direct from the Jackson supply houses, so a job does not sit waiting on a delivery routed around the metro.

Because the shop is close, we can get someone out to look at a roof without turning it into a half-day expedition. That is the practical difference between a contractor who lives in this metro and one who advertises into it from two hours away.

FAQ

Common questions

Which membrane do you recommend?

It depends on the building, the existing assembly, the roof traffic and the budget. We install EPDM, TPO and PVC and will explain the tradeoffs for your specific roof. We do not default to one product for every building.

Can you work without closing the building?

Yes. Tear-off and dry-in are sequenced so no section is left open overnight, and staging is planned around your access, not our convenience.

Can a low-slope roof be restored instead of replaced?

Sometimes. If the substrate is sound a coating or restoration can buy real years. If the insulation is wet, restoration just seals the problem in. The inspection decides.

Do you handle ponding water?

We assess drains, scuppers and slope. Sometimes the correct fix is tapered insulation, not another membrane over a drainage problem nobody solved.
