Commercial Roofing in Flowood, MS

Flowood carries a lot of commercial roof for a city of ten thousand people. The Lakeland Drive corridor runs the length of it, the Dogwood Festival Market opened in 2002 at roughly 187,000 square feet, and the medical corridor around Merit Health River Oaks and Merit Health Woman's Hospital sits inside the city.

We install and repair EPDM, TPO and PVC on offices, retail, churches, clinics and multi-family buildings here. Jacob or Jordan runs the job with a superintendent on site, which is the part a property manager actually cares about.

Most of our work still comes from word of mouth. We set expectations up front, we do not over-promise, and nothing reaches your bill that you did not approve first.

The Storm That Went Straight Down the Commercial Spine

On 28 December 2024 an EF1 tornado crossed Medical Parkway and Airport Road and continued through the commercial area around the Dogwood Festival, where the National Weather Service recorded minor structural damage to buildings along Lakeland Drive.

In April 2008 the hardest hit stretch of an 80 to 100 mile an hour wind event ran from the Dogwood Festival across Old Fannin Road and along Highway 25 to Grants Ferry Road. That is the commercial heart of the city, twice, in the same NWS record.

Low-slope roofs on that corridor do not usually announce a problem. There is a slow rise in the power bill, a ceiling tile that keeps needing replacing, and eventually an insurance conversation.

Detailing, Drainage and the Rain Load

The field membrane is rarely the failure point. Low-slope assemblies fail at the transitions: penetrations, curbs, terminations, drains, and anywhere a previous contractor reached for sealant instead of a proper detail.

That is where our inspection starts and where the itemized quote spends most of its lines. A quote that prices the field cheaply and stays vague about the detailing is telling you where the corners will be cut.

Drainage carries extra weight in Flowood. This is a city that regulates freeboard above base flood elevation and asks for flood zone on a building permit. A roof that ponds after every storm is both a membrane problem and a building problem here.

Working Around a Building That Stays Open

Your tenants, patients, congregation or customers still need the building. Tear-off and dry-in get sequenced so no section is left open overnight, and staging is planned around your access points rather than our convenience.

You get one quote with a schedule attached rather than a time and materials meter. If the deck is worse than the inspection suggested, we stop and talk to you before spending your money.

Commercial work also carries a documentation trail residential does not always need: photographs of the existing condition, the work in progress and the finished assembly, which is what a board or an owner needs when approving spend they have not personally inspected.

FAQ

Common questions

Which membrane do you recommend?

It depends on the deck, the existing assembly, roof traffic and budget. We install EPDM, TPO and PVC and explain the tradeoffs for your building rather than defaulting to one product for everything.

Can you work without closing the building?

Yes. Tear-off and dry-in are sequenced so no section is left open overnight, and staging is planned around your access rather than our convenience.

Can a low-slope roof be restored instead of replaced?

Sometimes. If the substrate is sound, a coating or restoration can buy real years. If the insulation is wet, restoration just seals the problem in. The inspection decides that.

Do you work on medical and multi-family buildings?

Yes. Flowood has a lot of both. Those jobs come with tighter access rules and a heavier documentation trail, and we plan for that at the quote stage rather than the schedule stage.
