On the roof
Metal Roofing in Clinton, MS
Metal earns its price on service life and storm performance, and it punishes sloppy detailing in a way shingle does not. Jacob or Jordan runs the job with a superintendent on site, which is why the detailing holds up.
Standing seam keeps its fasteners hidden under the seam rather than leaving a rubber washer out in the sun. Exposed fastener panels cost less and belong on shops and outbuildings, but every screw is a hole through the surface you want watertight. Our statewide metal roofing page covers the comparison in more depth.
We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.
Clinton’s Old Code Treats Standing Seam Differently
Here is something specific to Clinton that is worth understanding before you price anything. The 2006 residential code the city enforces is stricter than the current one about re-covering a roof, barring it over two existing layers, over wood shake, and barring asphalt re-cover outright in areas of moderate or severe hail exposure.
But it carves out an exception, and standing seam is named in it. Complete and separate roofing systems, such as standing seam metal roof systems, that are designed to transmit roof loads directly to the building's structural system and that do not rely on the existing roof for support, are exempted from the removal requirement. Metal panel and metal shingle coverings over existing wood shake are separately permitted as well.
We tear off to the bare deck as our own standard regardless, because covering a wet deck is how you buy the same problem twice. But the code distinction is real, it is unusual to find it still in force, and you should hear it from your roofer rather than discover it later. We confirm how the city applies it to your address before the quote is final.
The Hail Argument Is Stronger Here Than Most Places
Hinds County has logged 216 hail reports since 1996, with 113 at an inch or larger and 40 at golf ball size or bigger. The largest in the whole county record, four and a quarter inches, fell in Clinton in March 2013.
A steel panel dents where an aging shingle bruises and sheds granules, and a dent does not let water through. On hail at that size the difference between the two materials is the entire argument, and it makes for a different conversation with an insurer than a shingle claim does.
Wind backs it up. The county has recorded 65 thunderstorm wind reports at 69 miles an hour or higher, and Clinton's own reporting point has logged gusts to 80 miles an hour. Metal also sheds heat rather than absorbing it, which shows up on a Mississippi power bill. The noise question arrives with every quote, and the answer is that deck, underlayment and attic insulation sit between you and the panel.
Cost, Lifespan and When We Talk You Out of It
Metal asks for more money now and returns a much longer service life, so the arithmetic only works if you plan to stay in the house or hold the building. Nearly seven in ten Clinton homes are owner-occupied, which is a high share for this metro, and it is usually why metal makes sense when it does.
Over a short horizon a quality shingle roof is still the better buy and we will tell you that rather than sell up. Complicated roof geometry on a 1970s house can also drive metal detailing costs up without improving the result. We price both paths so the decision rests on value rather than pressure.

Common questions
Does Clinton treat metal roofs differently from shingle?
Its adopted 2006 code does. That code restricts re-covering more tightly than the current edition, but it names standing seam metal systems in an exception because they carry their loads to the structure rather than relying on the old roof. We confirm how the city applies it to your address.
Is a metal roof loud in the rain?
No. Decking, underlayment and attic insulation sit between you and the panel. The reputation comes from bare metal over open framing on barns and sheds.
Does metal really do better against hail?
Generally yes. The largest hailstone in the Hinds County record, four and a quarter inches, fell in Clinton in March 2013. Metal dents where shingle bruises and loses granules, and a dent does not let water through.
Will the city object to a metal roof on my house?
In ordinary residential zoning there is no architectural style requirement in Clinton at all, brick or otherwise. Olde Towne is the exception and we confirm what applies there in writing before ordering material.
