Residential Roofing for Jackson Homes

The median Jackson house was finished in 1969. That is the oldest housing stock in this metro by a wide margin, and it changes what a roofing inspection is actually looking for.

Roughly three in four Jackson homes were built before 1980, about half before 1970, and nearly a third before 1960. Only about one in ten went up in 2000 or later, so very little of the city is on an original builder roof. Most Jackson roofs are somebody's second or third.

We install Owens Corning, Tamko, Eagle and DECRA. Which one goes on depends on the deck, the pitch and the exposure, and on whether the house sits in a district where the material is reviewable.

There is no sales team here. You talk to Jacob or Jordan directly, and a superintendent runs every job.

Old Stock, Layered Roofs and What Comes Off

A house with fifty or sixty years of roofing history has often been re-covered rather than torn off at least once. The residential code Jackson has adopted does not permit a new covering over a roof already carrying two or more applications, and on stock this age that is a live question rather than a technicality.

We tear off to the bare deck every time regardless. On a house from the 1960s that can mean plank decking rather than sheet material, or sections that have been quietly wet for years under two layers of shingle. Where the inspection found bad decking, it is priced in the quote. If there is more underneath than anyone could see from above, we stop and talk to you before spending your money.

Older houses also tend to have had more hands on them. Chimney flashing patched with sealant, a vent reused twice, a valley shingled over rather than lined. Those are the places a Jackson roof leaks, and they are the places a tear-off lets us put right.

Gutters Are a Structural Detail Here

This is the Jackson-specific argument and it is not ours, it is the state's geologists. The MDEQ Bureau of Geology says the soil around a house foundation should slope away sufficiently that drainage from roof eaves and gutter spouts will not collect near the foundation, and it lists gutter drainage among the causes of isolated foundation movement.

Yazoo clay swells when it takes on water and pulls back down when it dries, and it does so unevenly under a house. A downspout dumping at the corner of a slab is a local irrigation system for expansive clay. The movement that follows racks the frame, and a racked frame opens the flashing joints on the roof you just paid for.

So on a Jackson re-roof we look at gutter capacity, downspout runs and where the discharge actually lands. It is not an upsell. It is the difference between a roof that lasts its rated life and one that starts leaking at the transitions in year six.

Ventilation in a House That Predates the Rules

Attic ventilation requirements have tightened considerably since 1969, and a lot of Jackson attics were never brought up to them. An under-ventilated attic in this climate cooks the shingle from the back face, curls the edges, takes years off the roof, and voids most manufacturer warranties while it does it.

We measure intake and exhaust rather than eyeballing them. Where the balance is wrong, correcting it sits in the quote where the inspection found it, because installing a new roof over a ventilation problem only resets the clock on the same failure.

If You Rent the House Out

Slightly under half of Jackson's occupied homes are owner-occupied, which means a real share of roofing decisions here are made by landlords and property managers rather than the people living under the roof.

That job looks a little different. You need the inspection photographs, a written scope you can hold a budget against, and a schedule that works around a tenant. We do all three, and the documentation is the same whether you are looking at one house or eight.

FAQ

Common questions

How old is the typical Jackson roof?

The median Jackson house was built in 1969, and roughly three in four were built before 1980. Very few homes here are still on an original builder roof, so the real question is what is underneath the current one.

Can you go over my existing shingles?

The code Jackson has adopted does not allow a new covering over a roof already carrying two or more applications, and we tear off to the bare deck regardless. On stock this age, that is how rotten decking gets found instead of buried.

Why does a roofer care about my gutters?

Because of Yazoo clay. The state geological survey specifically warns that drainage from roof eaves and gutter spouts should not collect near a foundation, and lists gutter drainage among the causes of foundation movement. Movement under the house opens joints on the roof.

Do you replace bad decking?

When we find it, yes. It is priced in the quote where the inspection found it, and anything beyond that gets discussed with you before we spend your money.
