Residential Roofing for Pearl Homes

Pearl's biggest single decade of housebuilding was the 1960s, with 2,309 homes, followed closely by the 1970s. The median Pearl home was finished in 1982, and just under half the city, 46.6 percent, predates 1980.

A house from that cohort is well past the service life of any single asphalt shingle roof, so it is almost certainly on at least its second covering. The question on most Pearl roofs is less whether it needs replacing than what the last roofer left on the deck.

We install Owens Corning, Tamko, Eagle and DECRA. Which one goes on depends on the deck, the pitch and the exposure, decided after the inspection rather than before it.

We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

Pitch Is a Regulated Number in Pearl

Pearl's zoning ordinance carries design standards that most cities around here do not. In the R-1 through R-4 districts the ordinance calls for roofs in varied roofline treatments with a minimum of 8 in 12 roof pitch, alongside requirements for masonry, real cement stucco or cement siding and functional front porches or deeply shaded eaves.

Those standards read as though they were written with new subdivisions in mind, and the ordinance does not say in plain terms whether the pitch minimum reaches a single replacement house on an existing lot. We are not going to tell you it does or does not from a website. We ask Community Development about your address.

Where it matters for a re-roof is simple enough: your existing pitch is what it is, and a straight replacement does not change it. It becomes a live question the moment a job involves an addition, a dormer or a structural change, which is exactly when people assume the roof is the simple part.

What Fails on a 1960s Pearl Roof

On a house this age the failures are rarely in the field of the shingle. They are at the pipe boots, the valley and wall flashing, the ridge, and anywhere a previous contractor reached for a tube of sealant instead of doing the detail properly.

We tear off to the bare deck every time, which is how soft sheathing gets found instead of covered. On mid-century stock that can mean plank decking rather than sheet material, or a section that has been quietly wet under two layers of shingle for years. Where the inspection found bad decking, it is priced in the quote. If there is more underneath than anyone could see, we stop and talk to you before spending your money.

Attic ventilation is the other one. Requirements have moved on considerably since 1965, and an under-ventilated attic in this climate cooks the shingle from the back face, curls the edges and voids most manufacturer warranties while it does it. We measure intake and exhaust rather than eyeballing them.

Where Your Roof Water Lands

Pearl has one of the better documented street flooding records in this metro, with more than thirty dated flash flood reports plotting inside the city limits. Named streets recur: Old Whitfield Road, South Pearson Road, Fox Hall Road, Spring Lake Drive in Country Place, Pine Park Drive.

That does not mean your house floods. Eighty-five percent of Pearl is outside the special flood hazard area. What it means is that the ground here is often already saturated when the next storm arrives, and a gutter that overflows against a foundation in those conditions is doing real damage rather than making a mess.

So we look at gutter capacity, downspout runs and where the discharge actually lands. It is an ordinary part of a roof conversation that a contractor from two counties over tends not to have.

FAQ

Common questions

How old is the typical Pearl roof?

The median Pearl home dates to 1982 and the largest single group was built in the 1960s. A house that age has been through roughly three shingle service lives, so the real question is what previous roofers left on the deck.

Does the 8 in 12 pitch rule apply to my re-roof?

A straight replacement does not change your existing pitch. The rule sits in the zoning design standards for R-1 through R-4 and reads as written for new subdivisions, so on anything involving an addition or a structural change we confirm with Community Development rather than assume.

Do you handle gutters and drainage too?

Yes, and in Pearl it belongs in the conversation. The city has more than thirty dated flash flood reports inside its limits, which means the ground is often already saturated when the next storm lands.

Do you replace bad decking?

When we find it, yes. It is priced in the quote where the inspection found it, and anything beyond that gets discussed with you before we spend your money.
