On the roof
Residential Roofing for Madison Homes
Madison housing is young enough that most of it is on a first or second roof and old enough that a lot of it is due. The city went from 5,316 housing units at the 2000 census to 10,418 by 2020, which means a large share of these homes were framed inside one fifteen year window.
Architectural shingles bought in that window are reaching the end of their service life now. Whether yours has years left is a question we answer on the roof and in the attic, with photographs, not from the driveway.
We install Owens Corning, Tamko, Eagle and DECRA. Which one goes on your house depends on the deck, the pitch, the exposure and what your neighborhood allows, and in Madison that last one is a real constraint rather than a formality.
There is no sales team here. You talk to Jacob or Jordan directly, and a superintendent runs every job.
Architectural Review Comes Before the Tear-Off
The city lists 81 homeowners associations inside Madison, and the city permit requirements say plans have to be approved by the subdivision association where the covenants require it. That puts your association on the critical path rather than in the footnotes.
Some are explicit about roofs. Saint Ives requires architectural review committee approval before home improvements begin and names paint, roofs and fences in the same sentence. Committees commonly meet once a month, so an approval can add weeks before anyone is allowed to start.
We handle that the boring way. Material and color get decided early, the submittal goes in the form the committee wants, and the tear-off is scheduled after the answer rather than in hope of it.
What the City Inspects
Madison requires a building permit for a roof. The Building and Permit Department at 120 Montgomery Street enforces the 2018 International Residential Code with ICC certified inspectors, and it carries a Class-4 rating from the Mississippi State Rating Bureau, the highest that bureau awards.
Contractors working in the city have to be bonded with Madison, and Mississippi requires a state board license for residential roofing over $10,000, which is most full re-roofs here. Ours is MSBOC 25203-MC. If a bid arrives without those, that is the thing to ask about before you compare prices.
Ventilation Is Half the Roof in This Climate
The Jackson metro averages about 85 days a year at or above 90 degrees. An under-ventilated attic under that load cooks the shingle from the back face, curls the edges and takes years off the roof, and it voids most manufacturer warranties while it does it.
So we measure intake and exhaust instead of eyeballing them. If the balance is wrong, correcting it sits in the quote where the inspection found it. Installing a new roof over a ventilation problem just resets the clock on the same failure.
Decking, and What Happens When We Find Soft Wood
The roof comes off to the bare deck every time, so soft sheathing is found before it gets covered instead of after. That is the step that separates a roof that lasts from one that looks finished.
Where the inspection found bad decking, it is priced in the quote. If there turns out to be more underneath than anybody could see, we stop and talk to you before spending your money. You approve every dollar before it becomes a bill.

Common questions
How long does a shingle roof last in Madison?
With correct ventilation and a proper install, an architectural shingle roof gives you 20 to 30 years here. Under-vent the attic in a climate with 85 days a year above 90 degrees and you can lose a third of that without ever knowing why.
Can I choose any shingle I want?
Within what your neighborhood allows. Many Madison associations review exterior changes, and some name roofs specifically, so material and color are worth settling before the schedule is set. We install Owens Corning, Tamko, Eagle and DECRA.
Do you pull the permit?
Yes. Madison requires a building permit for roofs and we pull it as part of the job. The city inspects under the 2018 International Residential Code.
Do you replace bad decking?
When we find it, yes. It is priced in the quote where the inspection found it, and if there is more underneath than anyone could see we stop and talk to you before spending your money.
