Residential Roofing for Ridgeland Homes

The median Ridgeland home was built in 1991. That single number tells you most of what you need to know about roofs in this city: half the housing stock is now 35 years old or more, and an architectural shingle roof does not get to 35 without a conversation.

Ridgeland grew 231 percent in the 1970s, 114 percent in the 1980s and 72 percent in the 1990s, then levelled off. The building boom is long finished. What is left is a city full of houses that all need their second or third roof within the same handful of years.

We install Owens Corning, Tamko, Eagle and DECRA. Which one goes on depends on the deck, the pitch and the exposure, decided after the inspection rather than before it.

Most of our work still comes from word of mouth. We set expectations up front, we do not over-promise, and nothing reaches your bill that you did not approve first.

The Detail Ridgeland Does Not Require, and We Install Anyway

When Ridgeland adopted the 2021 residential code it deleted the section covering drip edge on asphalt shingle roofs, the one requiring metal edging at eaves and rakes with a proper overlap and fastening.

We install drip edge regardless. It is what keeps water off the fascia and out of the deck edge, it is what most shingle manufacturers assume is there when they warrant the product, and leaving it out to save a few dollars is the kind of saving that shows up as rotten fascia in year eight.

We mention it because it is a fair question to ask any bidder here: the city does not make them do it, so are they doing it?

When the Deck Turns the Job Into a Permitted One

Ridgeland exempts a straightforward re-roof from permitting as long as the decking and supporting assemblies are sound. That is genuinely convenient, and it is also conditional.

We tear off to the bare deck every time, which is how soft sheathing gets found rather than covered. If the deck needs work, the job needs a permit, and we handle that rather than quietly skipping it. Where the inspection found bad decking it is priced in the quote; if there is more underneath than anyone could see, we stop and talk to you before spending your money.

Ventilation, Shade and a 40 Percent Canopy Goal

Ridgeland's tree ordinance sets a 40 percent urban canopy as its target. Shade is pleasant to live under and hard on a roof: a north slope under heavy canopy holds moisture, grows algae and dries slowly, and leaf litter keeps valleys and gutters loaded.

Attic ventilation is the other half of the same problem. We measure intake and exhaust rather than eyeballing them, because an under-vented attic in this climate ages the shingle from the back face and voids most manufacturer warranties while it does it.

Worth knowing if trees are part of the conversation: the city tree ordinance exempts residential parcels under an acre, and under five acres where the owner has filed homestead exemption. Most Ridgeland homeowners are exempt from it entirely.

FAQ

Common questions

How old is the typical Ridgeland roof?

The median home here was built in 1991, so a great many roofs are on their second or third covering. With correct ventilation an architectural shingle roof gives you 20 to 30 years in this climate.

Does Ridgeland require drip edge?

No. The city deleted that section when it adopted the 2021 residential code. We install it anyway, because it protects the fascia and deck edge and most shingle warranties assume it is there.

Will my re-roof need a permit?

Only if the decking or supporting assemblies need repair or replacement. We tear off to the bare deck, so we find out before you do, and we pull the permit when the job calls for one.

Do you replace bad decking?

When we find it, yes. It is priced in the quote where the inspection found it, and anything beyond that gets discussed with you before we spend your money.
