Pool Builders Serving Flowood, MS

DC Pools & Spas is the pool division of Dickerson Contracting, and in Flowood the shop is not nearby, it is in town. 721 Liberty Rd is inside the city limits. We install genuine Latham fiberglass pools start to finish: excavation, base prep, crane set, plumbing and deck.

On a lot of pool jobs the dig, the shell set and the concrete are three different subcontractors with three different standards. Here it is one crew and one point of contact from the first dig to the day you swim.

We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

In Flowood, Start With the Flood Map

This is the conversation that has to happen first here and almost nowhere else. Roughly 47 percent of Flowood land area sits in the 1 percent annual chance floodplain. The city building permit application asks for the flood zone of the work site, and development in a special flood hazard area needs its own floodplain development permit with a minimum of three inspections.

The city also requires the lowest floor of new construction and substantial improvements to sit at least 18 inches above base flood elevation, a foot and a half above the federal minimum. Flowood has thought about water harder than its neighbors because it has had to.

What that means for your backyard is simple enough: where the pool sits, where the equipment pad sits and where the deck drains are design questions before they are preference questions. We sort the flood zone on your address at the site visit, not after the dig.

Which Side of Town Your Clay Is On

Expansive clay in Flowood is a geography question, not a citywide fact, and anybody telling you otherwise has not looked. Soil survey data across the city is dominated by silt loams with very low shrink-swell: Cascilla, Tippo, Gillsburg, Guyton.

The exception is roughly a tenth of the city, concentrated on the east and northeast side toward Old Fannin, Grants Ferry and the reservoir, where the Kipling soils sit. There the top foot or so is silt loam and underneath it is 48 to 50 percent clay, classified with the shear surfaces that form from repeated swelling and shrinking.

A pool excavation goes straight through that first foot. Which is why we look at your particular address rather than repeating a line about the whole city.

Barriers, Fencing and What We Will Not Guess At

Every pool needs a barrier, and we will not quote you a number we cannot source. Flowood adopted the 2021 residential code but did not adopt the separate international pool and spa code, so the exact residential barrier standard here is not something we are willing to state from a website.

What we do instead is confirm it with the Flowood building department for your address and build to what they require. Two things are worth knowing in the meantime. The city permit application carries its own pool checkbox, so this is a permitted job from the first form. And the Mississippi pool safety act that people often cite does not apply to a private single-family backyard pool at all; it covers association, rental and club pools.

Access and What Comes Out of the Hole

The excavator needs a route in, the crane needs reach and a level set-up pad, and several tons of spoil has to leave or be regraded. A backyard that looks open from the patio door can be unreachable once you account for a fence line, a tree canopy or a recorded easement.

We measure that with a tape on the site visit rather than discovering it with a crane on the clock, and being ten minutes from the shop means having another look costs nobody a day.

FAQ

Common questions

Is my Flowood yard in a flood zone?

It might well be. Roughly 47 percent of the city land area sits in the 1 percent annual chance floodplain. We check your specific address at the site visit, because it changes permitting and where the pool and equipment can sensibly go.

What fence will Flowood require around my pool?

We confirm that with the city building department for your address rather than quoting a number we cannot source. Flowood adopted the 2021 residential code but not the separate pool and spa code, so we ask rather than assume.

Does state law set my pool fence?

Not for a private backyard pool. The Mississippi pool safety act covers association, rental and club pools. Your requirement comes from the city and the adopted building code.

Is there expansive clay under my yard?

It depends which side of town you are on. Most of Flowood is silt loam with very low shrink-swell, but the Kipling soils on the east and northeast side carry 48 to 50 percent clay under about a foot of topsoil. We check the address.
