Pool Builders Serving Ridgeland, MS
DC Pools & Spas is the pool division of Dickerson Contracting, run out of the same building at 721 Liberty Rd in Flowood, about twelve miles from Ridgeland. We install genuine Latham fiberglass pools start to finish: excavation, base prep, crane set, plumbing and deck.
Ridgeland takes that seriously enough to regulate it. The city licenses and bonds contractors by trade, and swimming pools are one of the named trades, alongside electrical, plumbing and mechanical. A pool builder here has to hold a city license and a $5,000 bond before the city will issue a permit at all.
Most of our work still comes from word of mouth. The same standard on every pool install.

Ridgeland Wants Six Feet, Not Four
This is the rule that catches people out. When Ridgeland adopted the international pool and spa code it struck the model barrier height of 48 inches and replaced it with 72. Its zoning ordinance asks for the same thing from the other direction: every pool enclosed by a structure or fencing at least six feet high.
Most jurisdictions in this metro run the four foot standard. Ridgeland is fifty percent taller, and a fence designed to the usual number will not pass here.
There is a second number that conflicts with it. Front yard fences in residential districts are capped at four feet and need Architectural Review Board approval before installation. On a corner lot, or any lot with more than one front yard, those two rules have to be reconciled on paper before anything gets built.

How a Pool Goes In for Ridgeland Homeowners

Where the Pool Is Allowed to Sit
Ridgeland zoning puts the pool behind the front line of the house, and requires at least ten feet between any property line or recorded easement and the rim of the pool.
Measured to the rim, and including easements. On a typical Ridgeland lot with a rear utility easement, that easement is usually the binding constraint rather than the property line, and it is frequently what decides which shell will physically fit.
We work that out on the site visit with a tape measure rather than discovering it later.
The Ground: a Loess Ridge Over Clay
Ridgeland is named for sitting on the highest ground along the old Illinois Central railroad line, and that ridge is wind-blown loess. Underneath it, in places, is the Yazoo Clay, which the Mississippi Office of Geology maps here at around 430 feet thick and describes as a high risk for engineering and construction because of its shrink-swell potential.
Which of those two you have depends on your lot. Soil survey data around the city shows most of it is Loring, Providence, Grenada and similar loess silt loams with very low shrink-swell. But the Byram and Siwell soils, which are also mapped here, carry roughly 60 percent clay at three and a half to six feet down with a shrink-swell rating the USDA calls very high.
Three and a half to six feet is pool depth. That is why we look at your particular yard rather than making a claim about the whole city.
Access Under a 40 Percent Canopy
Ridgeland's tree ordinance targets 40 percent canopy cover, and mature trees are awkward to get a crane past. The excavator needs a route, the crane needs reach and a level set-up pad, and several tons of spoil has to leave or be regraded.
Worth knowing before you worry about it: the city tree ordinance exempts residential parcels under an acre, and under five acres with homestead exemption, so most homeowners are not caught by it. The exception is the Old Agency Road corridor, where the canopy is protected by overlay and cutting trees needs the Board of Aldermen.

Common questions
What fence does Ridgeland require around a pool?
At least six feet. The city replaced the model code 48 inch barrier with 72 inches, and its zoning ordinance requires a six foot enclosure in every residential district. A fence built to the usual four foot standard will not pass.
Where can the pool go in my yard?
Behind the front line of the house, with at least ten feet between the pool rim and any property line or recorded easement. A rear utility easement is often the constraint that decides which shell fits.
Does my pool builder need to be registered with the city?
Yes. Ridgeland licenses and bonds contractors by trade and swimming pools is one of them. No city license and $5,000 bond in force, no permit.
Is my yard on the clay?
It depends on the lot. Most of Ridgeland is loess silt loam with low shrink-swell, but Byram and Siwell soils carry about 60 percent clay at three and a half to six feet, which is pool depth. We look at your specific yard rather than guess from the city average.
