Pool Builders Serving Madison, MS
DC Pools & Spas is the pool division of Dickerson Contracting, run out of the same building at 721 Liberty Rd in Flowood, about fifteen miles south of Madison. We install genuine Latham fiberglass pools start to finish: excavation, base prep, crane set, plumbing and deck.
That matters more than it sounds. On a lot of pool jobs the dig, the shell set and the concrete are three different subcontractors with three different standards. Here it is one crew and one point of contact from the first dig to the day you swim.
We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

What Madison Requires Before You Dig
Madison regulates backyard pools more specifically than most cities in this metro, and the rules are worth knowing before you pick a shape. The city requires a building permit for a pool, plus an owner letter.
The zoning ordinance sets the geometry. A pool has to sit behind the front line of the house, and there has to be at least ten feet between the rim and any property line or recorded easement. Every pool has to be enclosed by a structure or fencing, the fence has to be at least four feet tall, and the gate has to be self-latching.
The fence is its own permit with its own sketch, and the plot plan filed with the pool permit has to show setbacks, drainage, finished floor elevation and erosion control. We handle that paperwork as part of the build, because a pool is not something you move afterwards.

The Clay Under Madison Yards
Madison County lies in the Yazoo Clay belt. The Mississippi Office of Geology map of the Madison quadrangle puts that clay at the surface in places and describes it plainly: high shrink-swell potential, high risk for engineering and construction.
Around the city, USDA soil data more often shows a loess silt loam cap with the very high shrink-swell clay sitting underneath it. Which is to say the clay is frequently not what you see in the yard. It is what you find when you dig, and a pool excavation is exactly the thing that finds it.
That is why base preparation is the least glamorous and most consequential step in the whole build. A shell set on a base that settles will tell you about it for twenty years.
Access, Spoil and Established Neighborhoods
Madison subdivisions have had decades to grow in. Mature trees, fence lines and tight side yards are the normal condition here, and a crane needs a genuine path and a set-up pad.
Several tons of spoil also has to go somewhere, either out on trucks or regraded on the property. A backyard that looks wide open from the patio door can be unreachable once you account for a tree canopy, a septic field or a recorded easement. We measure that on the site visit rather than discovering it with a crane on the clock.
Where the Water Goes
The metro takes about 57 inches of rain a year. Madison drains east toward the Ross Barnett Reservoir, north to Bear Creek and west to Limekiln Creek, and your yard has a smaller version of that same story.
Once a large area of lawn becomes deck, water that used to soak in has to go somewhere else. We would rather solve that in the plan with grading and a drain than with a pump in year two, and in ground that moves with moisture, keeping water away from the house is not a small detail.

Common questions
Do I need a permit for a pool in Madison?
Yes. The city requires a building permit for a pool plus an owner letter, and the plot plan has to show setbacks, drainage, finished floor elevation and erosion control. The fence is a separate permit. We handle that paperwork as part of the build.
Where can the pool actually go in my yard?
Madison zoning puts the pool behind the front line of the house with at least ten feet between the rim and any property line or recorded easement. On a tighter lot that ten feet often decides which models are possible.
What fence does Madison require?
The pool has to be enclosed, the fence has to be at least four feet tall and the gate has to be self-latching. The fence needs its own building permit, and the city fence ordinance caps height at six feet.
Do you subcontract the work out?
No. Madison is inside the radius where we run our own excavation, crane set and deck pour. One crew and one point of contact from the first dig to startup.
