Inground Pools in Pearl, MS

An inground pool is a construction project in your backyard, not a delivery. Excavators, a crane, several tons of spoil, plumbing, electrical and a concrete pour all happen in sequence in a space that was lawn a fortnight ago.

Pearl has more written rules governing that project than most of its neighbors, which is a good thing once you know what they are.

Most of our work still comes from word of mouth. The same standard on every pool install.

The Paperwork, and the Three Certificates

Pearl adopted the 2018 codes including the swimming pool and spa code, so the pool requirements come from an adopted code rather than from inference. The zoning ordinance adds the siting rules: behind the front line of the house, ten feet minimum from all property lines or recorded easements to the rim of the pool, and a barrier at least four feet high with a self-latching gate.

If your lot falls in an identified special flood hazard area, and about 15 percent of the city does, a separate floodplain development permit is required before work begins. The city's published process for that work asks for three flood elevation certificates: one before the foundation pour, a second afterwards showing the actual elevations, and a third at completion. For riverine flood hazard areas the ordinance sets the lowest floor at 18 inches above base flood elevation.

We establish which of those apply to your address at the site visit, not at the permit counter.

Dig, Base, Set, Backfill, Deck

The excavation is cut to the shell. Then the base is prepared and compacted, which in a city that requires a compaction test before a foundation inspection is a step worth doing to that standard whether or not anyone asks.

The crane sets the shell in a single day. After that comes plumbing, backfill in lifts so the shell stays supported, equipment, electrical and finally the deck pour. Water goes in, chemistry gets started, and we run the system with you before handing it over.

Weather moves this schedule and anybody who says otherwise has not built in Mississippi. What we commit to is telling you when it moves and why.

What the Dig Goes Through in Pearl

Across most of the city an excavation runs through silt loam. Providence, Tippo, Smithdale, Guyton and Gillsburg account for the large majority of Pearl and carry low shrink-swell, which digs predictably and makes a stable base.

The exception is the block of Kipling soil in southwest Pearl and the scatter of Kipling and Tippah pockets across the southeast, where clay runs to around half the material at depth. That changes how spoil is handled, how the base is built and how water behaves around the finished pool.

Several tons of material has to leave or be regraded either way, and on an established lot with mature trees and a narrow side yard that is frequently what decides where the pool can physically go.

Plan the Surround Before the Ground Closes

Even if the outdoor kitchen, the pergola or the fire feature is a later phase, running conduit, gas and drainage while the ground is open costs a fraction of retro-fitting through a finished deck.

Drainage deserves real thought on a Pearl lot. The city has a long, dated record of street flooding, and turning a large area of lawn into deck changes where water that used to soak in has to go. We would rather solve that in the plan than with a pump in year two.

FAQ

Common questions

What paperwork does a Pearl pool need?

A city permit through Community Development, under the 2018 codes including the adopted swimming pool and spa code, plus the zoning siting rules. If the lot is in a special flood hazard area, a separate floodplain development permit and three flood elevation certificates come with it.

Can you get equipment into my backyard?

That is the first thing we check. The excavator needs a route, the crane needs reach and a pad, and the spoil needs somewhere to go. On a mid-century lot with mature trees that is often the deciding factor.

Will a flood zone stop me having a pool?

Usually not, but it shapes the design and the permitting. Where the pool sits, how high the equipment pad goes and how the deck drains all get decided with the flood map in front of us.

Should I plan the deck and kitchen now or later?

Plan them now even if you build them later. Running conduit, gas and drainage while the ground is open costs a fraction of retro-fitting through a finished deck.
