Inground Pools in Vicksburg, MS

An inground pool is a construction project in your backyard, not a delivery. Excavators, a crane, several tons of spoil, plumbing, electrical and a concrete pour all happen in sequence in a space that was lawn a fortnight ago.

In Vicksburg the ground and the grade shape that project more than they do anywhere else we work.

We built the Dickerson name on word of mouth. The pool division runs on the same habits: expectations set up front, no over-promising, and a quote that matches the bill.

The Paperwork

A building permit is required for any pool deeper than 24 inches holding more than 5,000 gallons, so every inground pool in the city needs one. The fee is valuation based, $15 for the first $1,000 and $5 for each additional thousand, and zoning approval has to come before the permit issues.

Barrier requirements come from the 2018 pool and spa code the city adopted: 48 inches minimum height, nothing that passes a 4-inch sphere, a 36-inch clear zone from climbable equipment, gates that open outward and self-latch. There is no pool-specific setback in the zoning ordinance, so placement is worked out as an accessory structure inside the district yards and the 35 percent lot coverage cap.

If the lot falls in a special flood hazard area, and about 37 percent of the city's area does, a floodplain development permit applies as well. We establish which of these you are dealing with at the site visit.

Digging in Loess

Vicksburg silt excavates cleanly and holds a face while it is dry, which is why near-vertical road cuts stand here. The behavior to respect is what happens when it gets wet: it consolidates and loses strength, and water finding a path underground can hollow out a cavity until the ground above drops.

So the sequence matters more than usual. The excavation is cut to the shell, the base is prepared and compacted, and the crane sets the shell in a single day rather than leaving an open hole through a wet week. Backfill goes in lifts so the shell stays supported as the void closes.

Several tons of spoil has to leave or be regraded, and on a bluff lot with a narrow side yard that logistics question often decides where the pool can physically go before any rule does. Weather moves this schedule and anybody who says otherwise has not built in Mississippi.

Drainage Is the Design, Not the Afterthought

Turning a large area of lawn into deck changes where water that used to soak in has to go. On a level lot that is an inconvenience. On loess above a slope it is the whole design question, because the documented failure mode in this soil is saturation by ponding and water reaching the foot of a bank.

So we plan deck drainage, the equipment pad location and the discharge point before the ground closes, not after. Running conduit, gas and drainage while the excavation is open costs a fraction of retro-fitting through a finished deck, and that is true even if the outdoor kitchen or the fire feature is a later phase.

FAQ

Common questions

What permits does a Vicksburg pool need?

A city building permit for anything over 24 inches deep holding more than 5,000 gallons, with zoning approval first, and a floodplain development permit if the lot is in a special flood hazard area.

Can you get equipment into my backyard?

That is the first thing we check, and on the bluff side of town it is the real constraint. The excavator needs a route, the crane needs reach and a level pad, and the spoil needs somewhere to go.

Is the soil a problem for a pool?

It is a soil to respect rather than avoid. Vicksburg loess digs cleanly and holds a face while dry, and loses strength when saturated. That shapes the sequence, the compaction and the drainage design.

Should I plan the deck and kitchen now or later?

Plan them now even if you build them later. Running conduit, gas and drainage while the ground is open costs a fraction of retro-fitting through a finished deck.
