Commercial Roofing in Vicksburg, MS

Vicksburg carries a commercial roof stock out of proportion to its population: the downtown Washington Street corridor, the Clay Street approach, four casino properties, the convention center on Mulberry Street and the retail on Pemberton Square Boulevard.

We install and repair EPDM, TPO and PVC. Jacob or Jordan runs the job with a superintendent on site, which is the part an owner or a property manager actually cares about.

We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

Vicksburg Commercial Roofs Are Named in the Federal Record

This is not hypothetical here, and the National Weather Service has been specific.

In May 1999 the roof of a furniture store was partially peeled off. In March 2006, 81 mile an hour winds blew part of the roof off a motel on East Clay Street. In April 2008 a 90 mile an hour downburst crossed downtown, taking a large portion off the Enterprise Rent-a-Car building and leaving a handful of other structures with minor to moderate roof damage. In August 2011 the roof was damaged and a side facade torn off the convention center.

In May 2013 the roof of a business was blown off at Washington Street and Belmont. In December 2018 the Central Fire Station took roof damage. In April 2019 a tornado that began near the Walmart off Iowa Boulevard ran northeast along Pemberton Square Boulevard and tore the roof off the mall, blowing the front windows and doors outward.

Detailing, Ponding and the Load You Cannot See

The field membrane is rarely the failure point. Low-slope assemblies fail at the transitions: penetrations, curbs, terminations, drains, and anywhere someone reached for sealant instead of a proper detail.

That is where our inspection starts and where the itemized quote spends most of its lines. A quote that prices the field cheaply and stays vague about the detailing is telling you where the corners will be cut.

Ponding deserves particular attention in a city on this soil. Standing water is weight the roof was not designed to carry, and where it eventually finds a way off the building it lands on ground that loses strength when saturated. Wet insulation under the membrane does not dry out on its own, and a coating over it seals the problem in rather than solving it.

Downtown Buildings and the Review Boundary

The local historic district covers the downtown core and the Washington Street corridor, bounded on the west by the Yazoo Diversion Canal. A commercial building inside it needs a Certificate of Appropriateness from the Board of Architectural Review for a full re-roof, before the building permit issues, and the board meets on the second and fourth Tuesday.

Review reaches what is subject to public view from a street or publicly open ground, which on a downtown building is usually most of it. On a building you need watertight before a season turns, a missed meeting is two weeks, so that conversation happens at quote stage rather than after.

Outside the district and the list of 33 designated landmarks, none of this applies, whatever the building's National Register status.

Working Around a Building That Stays Open

Your tenants, guests or customers still need the building. Tear-off and dry-in get sequenced so no section is left open overnight, and staging is planned around your access points rather than our convenience.

You get one quote with a schedule attached rather than a time and materials meter, plus photographs of the existing condition, the work in progress and the finished assembly.

FAQ

Common questions

Which membrane do you recommend?

It depends on the deck, the existing assembly, roof traffic and budget. We install EPDM, TPO and PVC and explain the tradeoffs for your building rather than defaulting to one product for everything.

Does my downtown building need board approval to re-roof?

If it is inside the local historic district or on the city landmark list, yes. A full replacement needs a Certificate of Appropriateness before the building permit, and the board meets twice a month. We confirm which applies to your address first.

Can a low-slope roof be restored instead of replaced?

Sometimes. If the substrate is sound, a coating or restoration can buy real years. If the insulation is wet, restoration just seals the problem in. The inspection decides that.

Can you work without closing the building?

Yes. Tear-off and dry-in are sequenced so no section is left open overnight, and staging is planned around your access rather than our convenience.
