Metal Roofing in Vicksburg, MS

Metal earns its price on service life and storm performance, and it punishes sloppy detailing in a way shingle does not. Jacob or Jordan runs the job with a superintendent on site, which is why the detailing holds up.

Standing seam keeps its fasteners hidden under the seam rather than leaving a rubber washer out in the sun. Exposed fastener panels cost less and belong on shops and outbuildings, but every screw is a hole through the surface you want watertight. Our statewide metal roofing page covers the comparison in more depth.

We set expectations up front and we do not over-promise. You approve every dollar before it becomes a bill.

What the Historic Guidelines Actually Say About Metal

If the property is inside the local historic district or on the city list of 33 landmarks, the design guidelines have specific things to say about roofing material, and they are not the things people assume.

They do not ban metal. What they prohibit as replacement materials is roll roofing and corrugated metal. They also say the original roof shape or pitch shall not be changed, and that new materials shall not differ from the old in composition, size, shape, color or texture enough to alter the appearance.

The provision that surprises owners is the other direction. Applications to remove an existing metal, slate or tile roof are weighed carefully, on the reasoning that those materials last well over a century and may need repair rather than replacement. So in Vicksburg the harder case to argue is usually taking metal off, not putting it on.

Outside the district and the landmark list, none of this applies regardless of how old the house is or whether it sits in a National Register district.

One Code Provision That Favors Standing Seam

The 2018 residential code the city enforces requires roof replacement to include removing existing layers down to the deck, and it bars a recover outright over two or more existing applications.

It carves out an exception and names the system: complete and separate roofing systems such as standing seam metal, designed to transmit roof loads directly to the building's structure and not relying on the existing roof for support, are permitted as a recover. Metal panel and metal shingle over existing wood shakes is separately permitted.

We tear off to the bare deck as our own standard anyway, because covering a deck you have not seen is how you buy the same problem twice. But the distinction is real and you should hear it from your roofer rather than find it later.

What the Warren County Record Argues

The county has logged 345 thunderstorm wind reports since 1996, 65 of them at 69 miles an hour or higher, with the strongest estimated at 100 miles an hour. Hail runs 101 reports, 61 at an inch or larger and 23 at golf ball size or bigger, the largest at 4 inches.

A steel panel dents where an aging shingle bruises and sheds granules, and a dent does not let water through. Metal also sheds heat rather than absorbing it, which shows on a Mississippi power bill. The noise question arrives with every quote, and the answer is that deck, underlayment and attic insulation sit between you and the panel.

Metal asks for more money now and returns a much longer service life, so the arithmetic only works if you plan to stay. Over a short horizon a quality shingle roof is the better buy and we will tell you so rather than sell up.

FAQ

Common questions

Can I put a metal roof on a historic Vicksburg house?

The design guidelines do not ban metal. They prohibit roll roofing and corrugated metal as replacement materials and require the roof shape and pitch to stay as built. If the property is in the local district or on the landmark list, the board decides, and the meeting comes before the permit.

Is it harder to take a metal roof off than put one on?

In the local historic district, yes. Applications to remove an existing metal, slate or tile roof are weighed carefully, because those materials can last well over a century and may only need repair.

Is a metal roof loud in the rain?

No. Decking, underlayment and attic insulation sit between you and the panel. The reputation comes from bare metal over open framing on barns and sheds.

Does metal really do better in a storm?

In wind and hail it generally does. Warren County has recorded 65 wind reports at 69 miles an hour or higher and 23 hail reports at golf ball size or larger since 1996. Metal dents where shingle bruises and loses granules.
