Access Decides More Than the Catalog Does
The first question on any Brandon site visit is whether we can physically get in. The excavator needs a route, the crane needs a reach and a set-up pad, and the spoil from the dig has to go somewhere, either off site on trucks or regraded into the property.
A backyard that looks wide open from the patio door can be unreachable once you account for a fence line, a septic field, overhead service or a neighbor's tree canopy. We would rather find that out with a tape measure than with a crane on the clock.
I-20 and Highway 80 both run through Brandon, so shell delivery and equipment staging are a short run from the Flowood shop rather than a long metro loop.
Sequence: Dig, Base, Set, Backfill, Deck
The excavation is cut to the shell. Then the base is prepared and compacted, which is the least glamorous and most consequential step in the entire build: a shell set on a base that settles will tell you about it for twenty years.
The crane sets the shell in a single day. After that comes plumbing, backfill in lifts so the shell stays supported, equipment, electrical, and finally the deck pour. Water goes in, chemistry gets started, and we run the system with you before handing it over.
Weather moves this schedule and anyone who tells you otherwise has not built in Mississippi. What we commit to is telling you when it moves and why.
Levels, Drainage and Permitting Around Brandon
Where the waterline sits relative to the house matters, and so does where rain goes once a large area of lawn has become deck. We would rather solve that in the plan with grading and a drain than with a pump in year two.
Setback and permitting rules vary between the municipalities in this metro, and a pool is not a structure you can move afterwards. We handle that paperwork as part of the build. We work regularly around Ross Barnett Reservoir, Brandon City Park and Shiloh Park.
Planning the Surround Before the Ground Closes
Even if the outdoor kitchen, the pergola or the fire feature is a later phase, it is far cheaper to run conduit, gas and drainage while the ground is already open. Retro-fitting any of that through a finished deck is the expensive way to do it.
